It is surrounded by park land rather than by other neighborhoods, and reached over a mountain road rather than along a highway.
That scale and that access shape the work in ways that are worth being plain about.
One visit has to count. When the drive is what it is and the approach is a series of switchbacks, a job that needs a second trip for a part has cost you meaningfully more than the same job in Novato. So the assessment here runs longer on purpose. We would rather spend an extra half hour working out what a system actually needs than discover it from a van at the top of the hill.
There is no trade infrastructure nearby. No supply house round the corner, no second contractor available at short notice. That makes the diagnosis more important than the speed, and it makes bundling work sensible: if a property has three things worth doing, doing them together is worth genuine money here rather than being merely tidy.

Ungrounded two-wire circuits behind receptacles that look modern because somebody changed the faceplate. Cloth-jacketed cable gone brittle where conductors flex into the panel. And corrosion at outdoor terminations that a building of the same age two counties inland would simply not have.
An ungrounded circuit has a code-recognized remedy short of a full rewire: protect it with a ground-fault device and label the receptacles accordingly. That protects people properly, though it does not create a ground and will not give sensitive electronics the reference they want, which matters on a property that sees repeated outage and restoration cycles.
Adding load starts from a written calculation rather than the panel door, and out here the inputs are unusual: almost no cooling load, which helps, and often a well pump with a demanding start, which does not. Permits, and the Coastal Zone

On an onsite system, pump to a calendar rather than to a symptom, and keep vehicles and roof runoff off the dispersal field.
Have standby equipment serviced before the wet and windy months rather than during them, with an exercise cycle under load and a transfer test that proves the switch moves.
