This is where quotes diverge, and where a low number usually means something was left out.

Gas supply sizing. A tankless unit draws far more gas while firing than a tank does. The existing line frequently cannot support it, and undersizing produces a unit that cannot reach its rated output. This is measured and calculated, not estimated.

Dedicated venting. Tankless units require their own vent, in a material matched to the appliance type. A condensing unit vents differently from a non-condensing one. Reusing an old tank flue is not an option.

Condensate handling on condensing models. High-efficiency units produce acidic condensate that needs a proper drain and, in many installations, neutralization. Skipping this quietly damages whatever the condensate lands in.

Isolation valves for service. A tankless unit that cannot be isolated cannot be descaled without difficulty. Installing service valves at the outset is the difference between straightforward annual maintenance and an awkward job every time.

Water treatment, where the supply warrants it. On harder water, treatment protects the heat exchanger that represents most of the appliance's value.

Recirculation, if you want it. Tankless units have a short delay before hot water arrives. A recirculation loop or a unit with a built-in pump solves that, and it is far cheaper to plan at installation than to add later.

Is tankless the right choice for your Petaluma home?
