Four things every tankless project has to pass

Most tankless quotes that go wrong go wrong because one of four things was never checked. Any one can change the shape of the project or rule it out, so we walk all four before pricing anything.

Can the gas supply feed it? This usually decides the number at the bottom of the quote. A tankless unit fires at a far higher input than a tank, because it makes all the heat at the moment you ask for it. The line running to your tank was sized for the tank, and frequently it cannot deliver what a tankless unit needs, so it has to be upsized, sometimes back toward the meter. On one of Novato's larger properties, or where the appliance is moving, that is often the largest single item. It is calculated from the appliance input rating and the run itself, not estimated from experience.

Can it vent from where it needs to live? Tankless units require dedicated venting in a material matched to the appliance, and what a condensing unit needs to vent through is not what a non-condensing unit needs. An old tank flue cannot be reused. That makes venting a siting problem rather than a hookup detail: the unit has to go where a compliant vent run reaches a legal termination with the required clearances from windows, doors, and air intakes. Exterior wall mounting solves this cleanly in a lot of Novato homes.

What is the winter temperature rise, and what really runs at once? A tankless unit stores nothing, so its capacity is rated in gallons per minute at a stated temperature rise, meaning how many degrees it can lift incoming water. That water is colder in January than in August, so the same unit delivers less flow in winter than a brochure figure suggests. Size against summer and you get a unit that disappoints on the exact cold morning when two showers overlap. We size against winter incoming temperature and your household's real simultaneous demand.

Who is going to descale it? Given the hardness figures above, this is a real question and not a closing line. Tankless is a long-life appliance conditional on maintenance and a mediocre one without it. If nobody will keep the interval, a well-chosen tank is the better outcome, and we would rather say so during the estimate.

What goes wrong, roughly in the order we see it

Scale in the heat exchanger leads by a wide margin, and it arrives gradually: flow that has quietly dropped, temperature that swings when it used to hold steady, then a fault code. Nearly all of it traces back to a descaling interval that slipped. Next most common is a unit that never performed correctly from day one, an installation problem rather than an appliance problem, usually gas supply that cannot deliver the rated input, sometimes venting undersized or terminated poorly.

After that come ignition and flame sensing faults, frequently a combustion air or maintenance issue rather than a failed part, and inlet filter screens loaded with debris and choking flow. Owners often read those symptoms as a dying appliance. Then the cold water sandwich, the short slug of cooler water between two closely spaced draws while the unit fires, which is a characteristic of instantaneous heating rather than a fault and is answered with a small buffer tank or recirculation.

Most units we are called out to replace can be repaired. We diagnose before we recommend.

Recirculation is constrained. Tankless units have a brief delay before hot water arrives, and recirculation is the usual answer. Under the prescriptive path for a replacement, the guide states that "only Demand Recirculation Systems with manual on/off control may be installed," referencing Reference Appendix RA4.4.9, and that any other type requires the performance compliance approach. Plan it into the installation rather than adding it later.

Pipe insulation is inspected. New and accessible existing hot water pipes must be insulated, with pipes two inches in diameter or less carrying insulation as thick as the pipe diameter, and pipes over two inches carrying at least two inches.

Seismic restraint still reaches this equipment. Health and Safety Code section 19211 requires "all new and replacement water heaters, and all existing residential water heaters" up to 120 gallons to be braced, anchored, or strapped per the California Plumbing Code. A wall-hung unit is a smaller mass than a full tank, but it still has to be fastened into framing rather than drywall.

One requirement applies only to new construction: where a tankless unit goes into a new build, the guide notes the project must designate a space at least 2.5 feet by 2.5 feet and 7 feet tall for future installation of a heat pump water heater, per Section 150.0(n)1. That does not attach to swapping a unit in an existing home.

The 2027 air district rule, and what it says

All of Marin sits inside the Bay Area Air Quality Management District, which matters here in a way most homeowners have backward. The zero-NOx dates are staggered, and tankless equipment sits in the last group rather than the first. The 2023 amendment to Rule 9-6 is a point of sale rule, and the district says in its own words that the requirements apply "only upon burn out of one's current equipment". A gas tankless unit is covered too, though later: the district's dates run 2027 for small tank water heaters and 2031 for tankless. That is the part most tankless buyers do not realize.

Two clarifications matter, both from the district's own material. In its words, the amendments "will apply only to new appliances, and do not mandate retrofitting of existing appliances," so nobody is going to require you to pull out a working water heater. And the district notes that currently the only zero-NOx appliances available are electric appliances, which is why a rule written as an emissions standard reads in practice as an electrification requirement.

We confirm current requirements at project time. You can still install a gas tankless unit in Novato, and you should choose it because it suits the house rather than because it dodges a deadline, because it does not.

Rebates and incentives in Marin, and what they will not cover

Marin is served by MCE as its community choice energy provider, not Sonoma Clean Power, so Sonoma County water heater rebates do not reach a Novato address regardless of what a search result implies. More to the point here: the incentive money in Marin is aimed at heat pump water heaters, not gas tankless equipment, so if part of your interest in tankless is a rebate, that expectation needs adjusting first.

MCE offers a heat pump water heater rebate. Eligibility, in MCE's wording, covers "MCE customers who own and have lived in their single-family detached homes for at least 12 months in MCE's service area," and a project "must be installed by a participating contractor."

Nothing available here rebates a gas tankless unit. The local program is MCE's heat pump rebates, which cover heat pump water heaters specifically. If running cost is the reason you are considering tankless, the rebate arithmetic points at the other technology, and that is worth weighing before the gas line is resized.

What drives the cost of a tankless installation in Novato

There is no flat price to publish. The unit on the wall is the small part; the gas, the vent and the water are the job. What moves the number:

• Gas supply work, and how far back toward the meter the line must be upsized.
• Venting, including route, termination clearances, and the material the appliance requires.
• Condensate drainage and neutralization on condensing units.
• Unit capacity, driven by winter temperature rise and real simultaneous demand rather than household size.
• Service valves and flush fittings, which are required, and recirculation where you want it.
• Water treatment, particularly on a well property.
• Access and siting, which on an Eichler-era slab home or a hillside lot is a different day than a garage wall.
• Permit and inspection, included in what we quote rather than added afterward.

Everything is priced before it is started, and replacements can be financed.

Keeping a Novato tankless unit healthy

Descale on the manufacturer's interval. On water in the moderately hard band that interval was written for exactly these conditions, and stretching it is the decision most likely to cost you the appliance early.

Beyond that the list is short. Clean or replace the inlet filter screen, check vent terminations for obstruction, and keep the combustion air path clear. If the unit is outside, remember its freeze protection depends on electrical power. If it was installed without isolation valves and flush fittings, adding them at the next service makes future descaling faster and brings the installation in line with current code.
