The two kinds of drain problem in Rohnert Park
Almost every drain call in this city arrives as one of two stories.
The first: one fixture went slow. The kitchen sink takes a minute to empty, or the shower stands an inch deep by the end of a rinse. That is a branch line problem, usually solved at the fixture or a few feet past it.
The second is the one worth taking seriously. The toilet burps when the washing machine drains. Water rises in the tub when someone flushes. The lowest opening in the house pushes water back at you. Those are not separate clogs. That is one restriction downstream of everything, and every fixture is reporting it from a different angle.
Rohnert Park produces a specific version of it. The city was built out in a rush from the 1960s through the 1980s, so whole streets share a construction era, a drain material, and a lateral design. It also sits on flat ground. With no natural fall to borrow, a builder gives a lateral the slope it needs on paper and rarely a degree more. Decades later, once soil has settled under a driveway or a tree has lifted a section of pipe, that thin margin is gone. A line with no spare grade does not tolerate a quarter inch of sag.

Reading the symptom before anyone opens a cleanout
Diagnosis here is listening and elimination, and the sequence matters more than the tools.
- One fixture slow, nothing else affected. Branch line: hair and soap in a lavatory or tub, grease and food solids in a kitchen run.
- Two fixtures on the same wall or side of the house. The trouble has moved back to where those branches meet, usually a stack or a horizontal run under the floor.
- Gurgling in one fixture when a different one drains. Air is being pulled through a trap because it cannot get in through the vent, which points at a restriction downstream, a blocked vent, or both.
- Backup at the lowest opening in the house. The classic main line signature. Water takes the first exit it can find, and gravity picks that exit, not you.
- Sewer odor with no backup at all. Often a dried trap in a guest bath or an unused floor drain, sometimes a failed wax ring. It is not always a clog.
- Drains that misbehave only after a wet stretch. Groundwater finding a cracked or offset lateral and filling the pipe with water that has nothing to do with the house.
We run water at volume, watch which openings react and in what order, then choose the access point. Guessing costs a homeowner a second visit.
What fails on Rohnert Park drain lines
Grease and soap in kitchen branches. The most common cause and the most preventable. Warm grease pours like water and cools into a lining that narrows the pipe with every meal. The city's guidance on the Rohnert Park sewer collection system asks residents and businesses to put "grease/oils, food scraps, and sanitary wipes" in solid waste containers instead of down the drain, and the city has documented excessive grease obstructing a siphon crossing Hinebaugh Creek on a municipal system carrying roughly 100 miles of gravity sewer.
Roots. Every joint in an older lateral is a possible entry point, and a root needs only a hairline gap with moisture behind it. Streets with mature landscaping generate root calls at a rate the newer subdivisions do not, and the regrowth interval is set by the tree, not the plumber.
Scale in cast iron. Homes from the earlier build waves often still have cast iron drain, waste and vent piping. It scales inward, the roughened interior catches solids that smooth pipe would carry, and the working diameter shrinks until an ordinary load becomes a blockage. A line that clogs again six weeks after cabling often has this underneath it.
Bellies and offsets. A low spot holds water, standing water drops solids, and solids build a dam. This is what flat-lot construction and settled soils produce, and no amount of cabling fixes it permanently.
Old remodels. Kitchens moved and bathrooms were added across five decades here, and not every tie-in went in with the right fall. Some recurring clogs are a decision someone made in 1987.
Had a new sump pump and a new drainage line installed. It was not cheap, but two guys worked under the house for hours, and appear to have done a great job. They were friendly, well mannered, efficient and exceptionally clean.

Clear it, see it, or fix it
We use a three-step frame on every call, and we tell homeowners which step they are on.
Clear. Restore flow, by cable or jet depending on the line and the blockage. On a line with no history, this is often the whole job and the correct one.
See. Put a camera in and locate the head from the surface. This turns "it clogged again" into "root mass at a joint eighteen feet out, four feet down, under the side yard."
Fix. Spot repair, lining, or replacement of the failed section, sized to what the camera showed and no larger.
The rule we give people: first blockage on a line with no record, clear it and move on. Second blockage on that line inside a year, stop clearing and start looking. What usually decides the job: access and pipe condition
Two things decide how a drain job goes, and neither is the clog.
The first is access. A house with an exterior two-way cleanout at grade is straightforward: equipment enters at the right angle, the technician works both directions, and nothing comes indoors. A house reachable only by pulling a toilet, or through a roof vent, is a different job with the same blockage in it. On the older streets here we regularly find cleanouts buried during a landscaping project, paved over by a driveway extension, or never installed. The second is what the pipe will tolerate. Cable and hydro jetting are not interchangeable. A cable cuts a channel through a blockage and pulls back roots and rag, which makes it the right first tool on a line of unknown condition. Jetting scours the full wall with water and suits grease, sludge and scale because it removes material instead of punching a hole through it. But pressure exploits weakness, and on cast iron scaled thin or a lateral with a separated joint, a jetter can turn a restriction into a leak. That is why we camera first when condition is in question. The pairing that works is usually both, followed by a camera run through clean pipe, because footage of a dirty line shows you sludge rather than the truth.

Permits, code and inspection
- Routine clearing needs no permit. Cabling, jetting and camera inspection are maintenance. Nothing is filed.
- Replacing, re-routing or extending drain, waste or vent piping is permitted work. Inside city limits that goes through the City of Rohnert Park Building Division, which accepts plumbing permit applications through its online permit services portal. Fees are not assessed at submittal; staff reviews the application and follows up for payment.
- Outside the city limits is a different authority. Unincorporated Sonoma County parcels permit through Permit Sonoma, and the septic questions that come with them fall under that agency's rules.
- Buried and concealed work is inspected before cover. Backfilling a permitted repair early is how a homeowner pays to dig it up twice.
- A backwater valve is the standard protection when a fixture sits low enough that a surcharged main could push back inside. Whether one is required on your line is a plan check question we take to the Building Division rather than assume from the curb.
- Everything is built to the California Plumbing Code, and a requirement does not become optional because a previous repair ignored it.
- A pulled permit is a record. At resale, permitted drainage work is documentation and unpermitted work is a negotiation.
What drives the cost
There is no price list for a drain, and a figure quoted before anyone has seen the line is a guess dressed up as a number. What we can tell you is which variables move it.
Access moves it first. A cleanout at grade makes for a shorter, cleaner visit than reaching the same line by pulling a toilet, and roof-only access adds setup and safety work before a foot of cable goes in. Distance and depth come next: a branch under a kitchen is a different reach than a lateral running to a main under the street.
The nature of the blockage matters more than its location. Soft grease gives way quickly. A root mass needs a cutter head, then a scour, then footage of the joint the roots came through, and stays a repeating cost until that joint is repaired. A collapse does not respond to clearing at all, so paying to cable it buys information a camera would have produced in twenty minutes.
Then there is what the repair disturbs. Work under a lawn is not work under a stamped patio, a paver driveway, or landscaping that took fifteen years to fill in. Restoration is frequently the larger share of a sewer project, which is why we locate precisely before anyone digs.
Last, the arithmetic homeowners rarely run: three service calls on one line in a year often approaches the permanent repair that would have ended the pattern. We put both paths on the screen next to the footage, and financing exists for the larger repairs.

Rebates and incentives, stated plainly
There is no rebate for drain cleaning. No utility, agency or community choice provider pays to clear a line, and any page implying otherwise is describing a different service.
Incentives do exist on work that often happens alongside a drain project, because the crawlspace or utility closet is already open. Sonoma County's community choice provider is Sonoma Clean Power, which currently pays an increased heat pump water heater rebate, and when that window closes the rebate narrows to customers enrolled in CARE or FERA.
Rohnert Park also sits fully inside the Bay Area Air Quality Management District, so its zero-NOx appliance rules apply here in a way they do not in northern Sonoma County. Nobody's gas water heater is banned. It does mean that if drain work has you looking at the water heater or a tankless conversion, we confirm the requirement on the day.
Maintenance that prevents the next call
- Grease goes in the trash, cold, with no hot water chaser. Hot water moves it past the trap and lets it cool somewhere less convenient. This is the city's own request.
- Nothing labeled flushable goes in the toilet. Neither do paper towels, dental floss, cat litter, or cotton products.
- Strainers in every shower and tub, cleaned weekly. Hair in a basket is a two-second job. Hair thirty inches into a branch line is a service call.
- Run the disposal with cold water. Cold keeps fats solid enough to travel out rather than coat the pipe, and fibrous scraps like celery belong in the compost.
- Skip caustic drain openers. They generate heat inside pipe that may already be compromised, they seldom clear a genuine blockage, and they leave a hazardous pool for whoever opens the line next.
- Put known-problem lines on a schedule. A lateral with a root history should be jetted at an interval set by how fast the roots return, not after the next backup.
- Camera an older lateral every few years even when it behaves. Finding a developing belly while it is still a slow drain beats finding it at the floor drain. Our maintenance program is where that scheduling lives.
- Any pump on the drainage side needs power to matter. PG&E's Public Safety Power Shutoff program reaches the areas around Rohnert Park, and a sump or sewage ejector does nothing during one.
Where we work in Rohnert Park

The sections built out from the 1960s onward hold most of the aging drainage in town, and they are where cast iron, buried cleanouts and settled laterals turn up together. Just outside the city limits the problem changes entirely. Properties on septic have a tank and a leach field rather than a lateral to a municipal main, and a slow drain there may mean the tank is full or the field is saturated. Clearing a house line on a failing septic system solves nothing.
Inside the city, everything leaving your lateral joins the municipal collection system and is directed through the city's pump stations to the Santa Rosa Subregional treatment facility on Llano Road. Your lateral is the short private segment at the start of a long public trip, and it is the segment that belongs to the house.

How can I tell a branch clog from a main line problem?
Count the fixtures. One slow drain with everything else normal is local to that fixture. Multiple fixtures misbehaving together, a toilet bubbling when the washer empties, or water appearing at the lowest drain in the house all point downstream to the shared line. The number of affected openings tells you roughly how far back the restriction sits.
Do I need a permit to have a drain cleared?
