Repair or replace: the Sebastopol framework

Sizing: the factor that decides comfort in west county

If a repair becomes a replacement, sizing is the decision that matters most here, and the one most often gotten wrong. Sebastopol's cooling load is legitimately smaller than the inland valley's, and its heating load is moderate rather than severe. Correct sizing for a west county house is frequently smaller than the equipment currently on the pad, because much of that equipment was specified by inland habit or by matching what the last contractor installed. Oversized cooling short cycles, wears its compressor out early, runs at its least efficient point, and never operates long enough to pull moisture from the air.

Getting it right takes a load calculation on your actual house: square footage, orientation, insulation, window area and exposure, air leakage, duct condition, and the shade the canopy provides. Not a rule of thumb, and not a match to the old nameplate.

That same math is why heat pumps suit this climate. A moderate cooling load and a moderate heating load are the conditions where one system can reasonably cover both, and current equipment performs far better at low outdoor temperatures than heat pumps did decades ago. What drives the cost of AC repair in Sebastopol

Two details land directly on cooling work: refrigerant charge verification weigh-in methods were revised under the 2025 code, and fault indicator displays alone may not be used to demonstrate compliance. In practice, charge and airflow on qualifying jobs get tested and registered by a rater who does not work for us.

That is worth wanting rather than avoiding, because independent verification is a real check that your system was charged correctly and your ducts were actually sealed. A bid that quietly omits permitting and verification is not cheaper, it is incomplete, and it becomes a documentation problem when the house sells. Air conditioning is electric, so district appliance rules do not reach the condenser on your side yard.
